How much will I need to pay?
1. Can I choose how much deposit I pay?
Although there are several finance plans available, the majority of used and new holiday homes will require a cash deposit of approximately 10% of the purchase price or £1000, whichever is higher, to secure the purchase. This will vary from model to model so please check with the Owners Elite team on Park.
2. Do you offer finance to everyone?
We has a range of finance plans available to suit most budgets. We use specialised caravan funding plans, backed by major financial institutions such as Black Horse and Capital Finance, and because these companies specialise in providing finance for holiday homes, they have tailored their plans specifically to your needs. You will be able to choose monthly repayments that you are happy with, up to a maximum of 7 year terms. There is no need to attend a personal interview or to complete complicated proposal forms. In fact, your Sales Advisor will complete all of the documentation for you.
Also, unlike a High Street Bank, who may require the loan to be secured on your home, specialised providers only take security on your holiday home.
A formal quotation will be available within a couple of hours, followed by approval within a matter of days.
We ensure that the finance packages available to our customers are highly competitive in terms of both cost and availability. We are very confident of offering a highly suitable and cost effective plan for all of our customers.

3. What annual costs do I have to pay?
As with owning a car or a home, there are some additional running costs that need budgeting for. A summary of these annual running costs is detailed below. You can find more details if you visit www.park-resortsownyourown.com.
Pitch fees - These fees are inclusive of winter storage and are payable in advance. The annual pitch fees do vary according to the size, location and level of services supplied to any particular pitch. Your Owners Elite team will be able to advise you on this. Pitch fees are reviewed annually and our owners are notified in September/October each year for the following season. You can choose to pay your annual pitch fees in one lump sum or spread the cost with a Direct Debit Payment Plan* - a real benefit for those on a budget. (*A 6% surcharge applies for all Direct Debit payments)
Insurance - All owners must be adequately covered by a suitable insurance policy. Most owners choose the Park Resorts recommended scheme as it is specifically designed for owners of holiday homes. You are however free to choose your own insurer, provided that the cover meets certain criteria and that we hold a copy of the policy document. Owners who have a RAMTECH alarm system will receive an annual discount on their insurance premium. This is in recognition of the additional security measures taken by the caravan owner.
Rates - The charge for Rates is based upon the average rateable value of each holiday home and the charges levied by the Local Water Authority. Rates are billed to owners in April/May.
Electricity - Electricity is supplied to the holiday home by a meter and the availability charge and electrical units consumed are then charged at the price paid to the electric provider by the Park. Electricity charges and administration invoices are billed periodically in arrears.
Gas - Bottled Gas is available for purchase in various sizes at the Manufacturers Recommended Retail Price, with free delivery. Current prices are available at the Park Office. Bottled Gas will be billed periodically in arrears. Piped Gas will be charged at an amount per litre similar to a domestic dwelling and will be based upon meter readings, or the average consumption of the caravan homes sharing the same supply tank. Piped gas will be billed periodically in arrears.

4. What is the difference in cost if I buy used or new?
Buying a caravan is similar to any other purchase in that it is more expensive to buy brand new. Many Parks do offer brand new selected models from around £14,000 and from time to time special promotions will run on new models. Some Parks have pre-owned models available from as little as £4,995. Obviously the cost varies depending on the model, features and age of the caravan.
5. What can I part-exchange against a holiday home?
We offer part exchange values for all static caravan holiday homes, wherever they are located, as well as all touring caravans and motor homes. We also accept good quality tents and trailer tents.
6. How much would my holiday home be worth if I sold it in a year?
If you are seriously thinking of owning a caravan for short period of time, we advise you not to go ahead with the purchase. This is because the purchase of a caravan is just like the purchase of a car; they do depreciate and the first year is the worst. After that, it really depends on the state oft he economy and how well you maintain your caravan. Holiday home ownership is not intended to be a short-term purchase.
7. Can I upgrade my holiday home in the future?
You can choose to upgrade your holiday home at any time. Our experienced Owners Elite teams on Park will help you make the decision that’s right for you. If you have finance on your current holiday home, any existing finance would be settled and a new finance agreement would be made for your new holiday home, making it much more affordable and convenient.
8. Is buying a holiday home a good investment?
A holiday home really is a priceless investment in your family leisure time. Ownership with Park Resorts allows everyone to enjoy a wonderful lifestyle experience. We do provide programmes such as holiday letting that can help offset the running costs, but holiday home ownership should not be viewed as a financial investment, neither will it provide a regular guaranteed income. The investment is in you and your family’s lifestyle. You’re buying a new lease of life in a great location!
9. Will I own the land?
No, you are buying a holiday home along with the right to occupy a pitch on the Park. You can do so for as long as you like, providing you pay the annual pitch fees and adhere to the Park rules, but you are not purchasing the land.
When can I enjoy my holiday home?
1. How long can I stay at my holiday home?
As an owner, you can enjoy plenty of leisure time at your holiday home throughout the holiday season. Predominantly our Parks are open to owners from March through to October or November, some even longer! Every Park is closed at some point during the winter but as long as the Park is open to owners, you are welcome to visit your holiday home. Please check with the Park direct. Park Resorts is not a Residential Park operator and you cannot occupy your caravan on a residential basis. The only exception is Breydon Water in Norfolk which does have a residential license for selected Park homes.
2. Can I invite friends or family to join me?
Yes, of course. Many owners love to invite friends and family to stay with them, so you will receive up to 8 seasonal Entertainment & Facilities passes, so your guests can enjoy the Park too. These passes entitle guests to use all of our main facilities 'free of charge', including swimming pools, entertainment venues, children’s and teenagers clubs and most sports activities. If required, additional passes are available to buy at the Owners Elite Centres on Park.
3. Can I bring my pet when I visit my holiday home?
Responsible owners are welcome to bring 1 dog to their holiday home, provided they respect other guests. Dogs must be kept on a lead and under control at all times and certain breeds of dog are not permitted on any Park Resorts Park. This is at the discretion of the General Manager so please check with the Owners Elite team on Park. Pets are not allowed at Highfield Grange or Martello Beach in Essex.
4. Do I have to change my holiday home every 5 or 10 years?
Absolutely not. You are welcome to keep your caravan with Park Resorts forever, provided that your caravan is well-maintained, the Park Rules are adhered to, and that you ensure your account is paid in full and up to date. You will notice a wide variety of caravans of all ages on their Parks and from all manufacturers.
5. Can I choose my pitch and location?
Yes, you can have a choice of any available location on the Park. Selected premium pitches do carry a slightly higher cost and these will be explained to you when you visit the Park.
6. Is there an age limit?
Not on the caravan, as long as you adhere to the Park Rules and pay your pitch fees and other outgoings. But there is an age limit on people who hire or use your caravan in your absence. Park Resorts is a family Park operator and does not allow groups of people of the same sex under the age of 25. Please ask the Owners Elite team on Park if you have any further questions on this.
7. Can I move my holiday home to another pitch or Park?
Yes you can, but all moves are subject to the General Managers discretion and a charge will be made for the cost of transportation and connections that will vary according to the degree of difficulty and distance of the move. Having said that, in our experience people rarely do move, because they enjoy the strong sense of community in their area of the Park and people are reluctant to move away from their new found friends.
8. I already own a holiday home at another Park, what can I do?
Even if you own a caravan holiday home somewhere that doesn’t belong to Park Resorts, we can make all the arrangements for you to join us. It happens a lot; in most cases owners decide to upgrade their caravan at the same time, taking them up on our generous part exchange allowances for their existing caravan. We sort everything, including removing your old caravan – all you have to do is pack and turn up at Park Resorts.
What can I expect from ownership on a Park Resorts Park?
1. How many Parks/locations can I choose from?
Park Resorts offer holiday home ownership at a choice of 37 coastal locations throughout England, Wales and Scotland. Our Parks offer distinctly different appeals, but all provide facilities and entertainment in a safe and secure family environment so you can be sure to find the Park that is perfect for you and your family. 2. What facilities do we have, anything for children?
All of our Holiday Parks are based in coastal locations, ideal for exploring all that the local area has to offer. Predominantly they are family Holiday Parks and therefore provide a range of facilities and entertainment on their Parks suitable for all age groups. Most Parks have heated indoor and/or outdoor swimming pools, bars and restaurants, and family entertainment in the evenings. Some Parks also have spas, saunas and gyms. The children will love the adventure playgrounds, sports courts, indoor play areas, Sparky’s Krew Club fun (or The Mix for teenagers), and the great Sparky’s Krew shows in the evenings. There is plenty for everyone to enjoy, indoors and out, rain or shine! Facilities do vary by Park so please check with the Owners Elite Team on Park.
3. Are my family and I safe at our holiday home?
Park Resorts operates safe and secure Holiday Parks and have a number of important rules to ensure the well being of both customers and team members alike. As a family Park operator, we ensure that the terms and conditions of ownership together with Park Rules are strictly adhered to at all times, so you and your family can enjoy your stay with peace of mind.
4. Is the Park and my holiday home suitable for my disabilities?
It is recommended that anyone with questions regarding accessibility or disabled facilities should contact their preferred Park direct. Every Park Resorts Park can provide a detailed accessibility statement upon request. Click on ‘accessibility’ to view Park resorts policy statement relating to disabled access.

5. Will my holiday home be secure when I’m not there?
A RAMTECH alarm system will be offered to all new owners when they purchase a new or used caravan. A premium is charged for the system when purchased and an annual maintenance fee is also payable. Owners who have a RAMTECH alarm system will receive an annual discount on their insurance premium. This is in recognition of the additional security measures taken by the caravan owner. Park Resorts operate family Holiday Parks and therefore aim to ensure a safe and secure environment for all their guests. They do not accept single sex groups under the age of 25 and also monitor behaviour to ensure that no-one is disturbing the relaxed holiday atmosphere on the Park.
6. What facilities will my holiday home have?
The standard features that come with your caravan holiday home will vary from model to model. Your Owners Elite Advisor will be able to talk you through all the features included. Should you require additional features you can ask your Owners Elite Advisor for any additional features to be installed. These additional facilities/features will incur an additional cost as Park Resorts will need to order them. If you want to move into your new holiday home within a short period of time any additional features may need to be added later.
7. What about the smallprint?
If you become an owner with Park Resorts, you will be invited to sit down with the General Manager and talk through every aspect of holiday home ownership. All the terms and conditions, Park Rules, billing dates and fine detail will be explained so that you understand exactly what they will mean to you. This is the perfect opportunity to ask any questions and really put your mind at rest.

Park Resorts provide exclusive events and parties exclusively for our owners. In addition to the Owners Elite events some Parks also offer private facilities exclusively for their owners, including spas, saunas, gyms and bars, giving you the opportunity to really make the most of some first class facilities. 2. Are you experienced enough to help me make this decision?
Park Resorts are proud of their training and development programmes in which their sales teams are trained to offer helpful advice and answer your questions in an honest, open and courteous manner. Most of our team members have worked at other Park Resorts locations and this means that at some point they are likely to have experienced every possible eventuality. All new team members receive constant guidance from their more senior colleagues and will always contact them for advice when their experience is required. Any member of the Park Resorts management team, from entertainment to maintenance, will also be available to answer more specific questions if you wish.
3. How will you help and support me over the long-term?
All owners are automatically enrolled into ‘Owners Elite’; a free service of dedicated care and support. This offers a prompt and courteous service to all owners. Our dedicated team of staff arrange everything from minor repairs right through to themed owners parties. They will also keep you informed of any special events and developments taking place on or off the Park.

Can I let my holiday home?
1. Can I let my holiday home to holidaymakers?
Most of Park Resorts new and existing owners consider Holiday Letting at some stage and this can be a valuable source of income, contributing to your annual pitch fees. Your Holiday Sales Manager can recommend the best times to let your holiday home however in terms of income, the best times to let your holiday home are over the Summer months and school holidays as these are our busiest booking periods for holidays and also when Park Resorts let your home at the highest price. Please ask for a ‘Park Resorts Guide to Holiday Letting’ information pack, containing a guide to earnings for each week throughout the season.
2. Do Park Resorts have to do this on my behalf?
You are free to let your holiday home through the Park Resorts Holiday Letting Programme, let privately or even use a combination of both. The choice is entirely yours. Your holiday home is let through Park Resorts, a commission fee of 19% plus VAT is charged to the net accommodation tariff after discounts and facility charges. Full details of commission and costs can be found in the ‘Park Resorts Guide to Holiday Letting’. Pick one up from the Owners Elite Enquiry Centre.
3. Can I let my holiday home privately to friends and family?
Certainly, Park Resorts helps owners who want to let privately by offering a number of services including key collection and the sale of entertainment passes. Please contact your preferred Park for details and charges.
4. Is there an age limit on holiday homes I can let?
Yes, if you want to take advantage of Holiday Letting through Park Resorts then your holiday home must be no more than 7 years old. The Park Holiday Sales Manager will provide you with detailed information regarding the potential grade and earning guide for your specific caravan.
5. Can I earn guaranteed income from letting? Or What are the benefits of holiday letting?
During the first year of ownership (or the first year after an upgrade for existing owners) Park Resorts may offer a guaranteed income agreement. This means that Park resorts will guarantee a certain level of income in return for your holiday home being offered for a guaranteed letting period. The amount you will earn really depends on the number of weeks you allow your holiday home to be let for and during what time of the year. Income levels are not guaranteed, unless you sign a ‘Guaranteed Income Agreement’ (See ‘Guaranteed Income Agreements’ for more information).
6. Will my holiday home be insured for any damage?
Standard holiday home insurance may not cover the cost of damage sustained by guests who are permitted to use your holiday home. Park Resorts has therefore arranged a special letting insurance that owners can purchase in addition to their normal insurance if they choose to let their caravan.
